location – RS Puram, Coimbatore
A retired officer came to us with a century-old plot near RS Puram. He had approached three builders. All three had declined — the approval was the problem, and nobody had solved it. He wanted a house.
We started somewhere else. We studied the plot — the location, the surroundings, the demand in that area — and proposed a mixed-use development instead: eight rental shops on the ground floor, three residential rentals above, and a home for him on the top.
We spent six months on the approval nobody had cracked. Then we built it.
Today, the same plot earns him around ₹1.5 lakh a month in rent — alongside the pension he was already living on.
The responsibility was not only to build on the plot, but to understand how the property could work harder for its owner.
